Soil Testing
Lab pH and nutrient testing with amendments calibrated before any seed or sod goes down.
Sod & Seeding
Complete lawn establishment programs combining premium sod for instant results with overseeding and care to deliver a thick, even, mature lawn within a single growing season.
Overview
Sod gives you an instant lawn. Seeding gives you a deeper, more drought-tolerant root system over time. Most properties benefit from both — sod across the visible front and high-traffic areas, seed across slopes, transitions, and fill-in zones. We map which method goes where based on the lawn use, not the budget alone.
Cut within 24 hours of installation; we never lay sod older than that.
Tall fescue, bluegrass, ryegrass, and fine fescue blended for your sun and soil profile.
Watering schedule, first mow, first fertilization, and overseeding included as part of the package.
Lab pH and nutrient testing with amendments calibrated before any seed or sod goes down.
Sod cutter or full strip-and-haul depending on the condition of the existing lawn.
Screened topsoil laid uniformly across the install footprint and rolled to grade.
Sod laid in staggered courses; seed broadcast at calibrated rate with starter fertilizer.
Smart irrigation tuning and a written watering schedule for the establishment period.
Slurry of seed, tackifier, mulch, and starter fertilizer — the only method that holds on slopes where ordinary broadcast seed washes.
Three site visits at 30, 60, and 90 days for inspection and overseeding any thin areas.
Our Approach
Walk the property, soil testing, identify drainage and grade issues that affect lawn establishment.
Existing turf removed, soil tilled and amended to lab spec, fine-graded for runoff.
2-inch screened topsoil layer applied, raked smooth, and rolled to firm grade.
Sod laid in priority zones; seed broadcast with starter fertilizer in transitions and fill areas.
Irrigation tuned to establishment schedule, written care plan handed over with first-mow guidance.
Common Questions
Most properties benefit from both. Sod for visible front yards and high-traffic zones; seed for slopes, fill areas, and any space that can wait six weeks for full coverage. We map this for you on the proposal.
Sod tolerates light foot traffic at 2–3 weeks. Seed needs 6–8 weeks before regular use. Our care plan tells you exactly when each zone is ready.
New sod needs daily watering for 2 weeks, tapering off to twice a week by week 4. Seeded areas need light, frequent watering 2–3 times a day for the first 2 weeks. We tune your smart irrigation system to handle this automatically.
Yes. Sod tolerates pet traffic well once established at week 4+. Concentrated urine spots should be rinsed within an hour to prevent yellowing. Seeded areas need to be kept clear of pets until full coverage is reached at the 90-day mark.
Late August through mid-October is the prime window — soil is warm, weed pressure is low, and rain patterns favor establishment. Spring seeding is possible but requires more diligent watering.
Hydroseed for slopes over 3:1, large open areas, and any project with high erosion potential. Broadcast seed for smaller flat areas that can be lightly mulched and raked in.
Yes. We replace any sod that fails to establish within 60 days when the watering plan is followed. Seeded areas are reseeded at no charge if coverage is inadequate at the 90-day inspection.
