Our design service produces drawings the way a residential architect produces a building set: site survey, conceptual plan, planting plan, 3D rendering, and a phased construction plan. Can I hire just the design service?
Yes. Many clients use our design service to develop a master plan they then phase over years or build out with another contractor. The deliverables are designed to be buildable by any qualified firm.
How long does design take?
A single-property master plan typically runs 8–12 weeks from kickoff to delivery. Larger estates with extensive renderings or planning approvals can run 4–6 months.
What does design cost?
Residential design fees range from 1.5–3% of construction cost for a master plan, with a typical floor of $12,000 for the package described above.
Do you stamp or seal drawings?
For residential master plans we provide drawings prepared by licensed designers. Civil engineering stamps for grading, drainage, and walls over 4 feet are coordinated through our partner firms when required.
